What references are required?
For a long let you will be asked for a previous landlord, bank, employee and/or character references.
For a short let you will be required to produce proof of address and either your passport, national ID card or driving license.
For a short let tenancy where a company is the tenant you will be required to produce proof of ID for those staying at the property and a letter from the company.
How are the utility accounts registered once I move in?
As the tenant, you will be responsible to contact the various suppliers to register the accounts in your name. Meter readings should be taken on occupation of the property and made known to the suppliers at the time. On vacation, the same process will apply with the final bills sent to your new/forwarding address.
How is the monthly rent calculated?
Rent is calculated on a per calendar month basis. The simple formula is the weekly rent x 52 weeks of the year and divide by 12 months to give you the figure.
How is the rent paid?
For long lets you will be asked to set up a monthly standing order with your bank.
For short lets you will need to pay the rent in full prior to the commencement of your tenancy. We accept bank transfers, bankers’ drafts and cash.
When will the rent leave my account?
Generally rent is paid by a standing order mandate and will leave your account 3 days prior to the rental due date in order to be in the recipients account on the due date (The due date is typically, although not always, the date on which you moved in).
What happens if rent is paid late?
Any problems with rental payments, that may result in late payment, should be conveyed to Property Management by email Arrears letters (for which you will be charged) will be issued if rent remains outstanding beyond 5 days after it was due. Interest at the 3% above the base rate will be charged until payment is made.

How do I serve notice to vacate my property?
Notice needs to be served in accordance to the tenancy agreement. This should be sent to the letting office by 1st class recorded post to the office address as below

What penalties will I incur should I break my lease agreement early?
As the tenant your liability for the rent is at either the break clause date in the tenancy agreement or up to and including its natural end. In the event that the tenancy is terminated before this point, subject to the landlord’s agreement, you may be released from the tenancy as soon as a new incoming tenant has been found. You will be liable for any overpaid letting fees that have been paid by the landlord calculated on a pro – rata basis.
How will my payments cease at the end of my tenancy?
You should contact your bank directly to cancel your standing order once the last payment has left your account.
How do I return the keys at the end of the tenancy?
All sets of keys should be returned to the letting office on or before the last day of your tenancy. A receipt will be provided as proof of return. These procedures should be followed unless specific instructions have been given by the landlord for alternative arrangements
What are the end of tenancy expenses?
The cost of the inventory check out and any end of tenancy cleaning that may be required. Should the check out report reveal any damages, broken or missing items, deductions will be made accordingly.
What is the Tenant Deposit Protection Scheme?
Your deposit will be protected by the Tenancy Deposit Protection Scheme.
In line with legislation introduced in April 2007 all deposits being paid by a tenant for an Assured Shorthold Tenancy must be registered with a recognised deposit protection scheme within 14 days. When will my deposit be returned to me?
Once the check-out has been conducted, the property has been cleaned to a satisfactory standard and Ashmore Residential has received instructions regarding the deposit from the landlord, the money will be returned to your account, less any agreed deductions.
This typically takes 10 working days and generally no more than 28 days.
How do I renew my tenancy after the first year?
You should contact us 60 days in advance of the tenancy expiry date. We shall advise on the new tenancy terms as appropriate and arrange for the related documentation to be drawn up.
